The consultancy activity regarding the development of new shopping centres refers to:
- the identifying of new locations which could interest the clients of Optimal Activ, locations that could meet their policy regarding expansion and commercial activity investments in Romania, as well as supplying the client with necessary details referring to the projects, namely:
- details regarding the town planning studies and the offers regarding the arrangement of the location chosen by the Beneficiary in order to build his shopping centre, as well as details regarding any other investment project;
- assisting the client in negotiations with all the parties involved in the new project proposed by the Consultant (Optimal Activ);
- the checking of the authorizations necessary to carry out the objectives, the steps involving the authorities and the preparing of the documents necessary to obtain the above mentioned authorizations.
Optimal Activ undertakes the task of fulfilling its mission according to the principles of good execution and in the spirit of a rigorous independence of third parties, exclusively taking into account the Beneficiary’s interest and in the spirit of the law in force. |

The consultancy activity regarding the existing shopping centres consists of:
- analyses regarding the opportunities to add new activities in the existing locations (gathering information about the documentation needed, checking the town planning regulations, the ground occupancy value and the opportunity to implement a new activity, the analysis of the implementation according to the image policy of the location, etc.;
- checking the town planning regulations, the documents and the various authorizations regarding the designed modifications (modifications of access, the expansion of the hypermarket or of the shopping centres and car parks, etc.);
- Taking the necessary steps related to the concessionaires of services regarding the water supplies, the drainage system, the electrification, gas, telephone lines (and the list may continue) and in the same time taking the steps related to the public services, the street administration, etc., so as to solve the problems that may occur on the existing locations. |
